Flats for Sale in Gulshan, Dhaka
Gulshan is Dhaka's diplomatic quarter and its most expensive residential address. The area is laid out around two circles — Gulshan 1 and Gulshan 2 — with Gulshan Avenue running between them, and it is bounded by Gulshan Lake on one side and Banani on the other.
Most foreign missions in Bangladesh are here, along with the country offices of a large share of the multinationals operating in Dhaka. That concentration is what sets the price: demand comes from diplomatic and corporate tenancies as much as from owner-occupiers, and it holds up in conditions where the rest of the market softens.
The stock is almost entirely apartments, and much of it is now redevelopment — older low-rise buildings on original plots replaced with taller ones. That makes the approval question particularly worth asking in Gulshan: confirm the RAJUK-approved floor count against the building as it actually stands, and check whether the plot is held freehold or on a lease with conditions.
