Dhanmondi is one of Dhaka's oldest planned residential areas, laid out in the 1950s on generous plots, and it has been steadily rebuilding itself ever since. Most of the original single-family houses are gone, replaced by apartment buildings, and that redevelopment is still the main source of new stock.

What holds the area's value is what grew up around the housing. Dhanmondi has an unusual concentration of schools, private universities, hospitals and clinics, and Dhanmondi Lake runs through the middle of it — genuinely usable open space, which is scarce in Dhaka. Road 27 and Satmasjid Road carry the shopping and restaurants.

Because so much of the stock is redevelopment on old plots, the specific things to check here are the age and structural condition of the building, the RAJUK approval against the floors actually standing, and how the original plot was subdivided among heirs before it was sold to a developer — an unclear partition upstream is the most common title problem in an old planned area.
