Flats for Sale in Dhaka
Dhaka holds most of the flat market in Bangladesh. The capital and its surrounding districts house something over twenty million people, and almost all of that lives in apartments rather than houses — land inside the city has been too valuable for single-family plots for a generation.
The market splits roughly in two. The established addresses — Gulshan, Banani, Baridhara and Dhanmondi — were laid out decades ago and are largely built out, so what changes hands there is existing stock, often in older buildings being redeveloped. The newer planned areas east and north, including Bashundhara, Aftabnagar and Uttara, are where most new construction is, and where a given budget buys materially more floor space.
Whatever the address, the checks are the same: that the building has RAJUK approval for the storeys it actually has, that the land beneath it has a clean chain of title, and that the seller's own mutation was completed. Approval for six floors and eight floors standing is common enough that it is worth asking about specifically.

What should I check before buying a flat in Dhaka?
That the building holds a RAJUK approval matching the number of floors actually built, that the chain of registered deeds behind the land is unbroken, and that the seller has completed mutation into their own name. Ask for the approved plan, not a description of it. A lawyer who practises land law should read the title before you pay more than a token.
Which areas of Dhaka are best for buying a flat?
It depends on what you are optimising for. Gulshan, Banani and Baridhara carry the highest prices and the shortest commutes to the diplomatic and corporate zone. Dhanmondi trades some of that for schools, clinics and lake access. Aftabnagar, Bashundhara and Uttara give you more floor space for the money and newer buildings, at the cost of a longer trip into the centre.
