Flats for Rent in Aftabnagar, Dhaka
Aftabnagar is a planned residential development in eastern Dhaka, between Rampura and Badda, laid out in numbered blocks. It is considerably newer than the central addresses, and a given budget buys noticeably more floor space here than in Gulshan or Dhanmondi.
The area grew around East West University and the Japan Garden City development, and its population skews younger and more middle-income than the diplomatic quarter. Access is primarily via the Rampura and Badda side, and the commute into central Dhaka is the main thing residents trade away for the extra space.
The due diligence here is different from the older areas, and it matters more. Much of eastern Dhaka is filled low-lying land, so ask what the plot was before it was filled, how long ago, and whether the building's foundation was designed for it. Confirm the project's own approvals as well as the individual building's, check the block and plot against the mouza map rather than the developer's brochure, and look at drainage and access in monsoon rather than in the dry season.

Common questions
Is Aftabnagar good for renting?
It is popular with students and younger families, helped by East West University being in the area, and rents are lower than central Dhaka for comparable space. The commute is the main consideration.
How is the commute from Aftabnagar?
Access is mainly through Rampura and Badda, and the trip into central Dhaka is the thing most residents weigh against the extra space. Test it at your actual commuting hour before committing.
Does Aftabnagar flood?
Parts of eastern Dhaka are filled low-lying land and drainage varies block to block. Ask neighbours who have been through a monsoon, and look at road access in the wet season rather than the dry one.
