Using e-Porcha and the online land services

The Ministry of Land runs three services worth knowing. eporcha.gov.bd looks up khatian records and orders certified copies. mutation.land.gov.bd handles namjari applications. The online land development tax system takes khajna payments. All three ask for division, district, upazila and mouza, so find those on an existing document before you begin.

Looking up a khatian

Choose the survey type, then division, district, upazila and mouza, then search by khatian number or by plot number. If you have neither, the mouza map on the same service can help you find the plot.

Ordering a certified copy

A certified copy is issued for a fee and delivered by post or collected in person. This is the version that carries weight; the on-screen result of a search does not.

Paying khajna online

Land development tax can be paid through the online system. Clear arrears before applying for mutation — outstanding khajna is a common reason an application stalls.

What to do when the record cannot be found

Digitisation is not complete everywhere, and older surveys are patchier than newer ones. A record that does not appear online is not proof it does not exist; go to the AC (Land) or Sub-Registrar office for the area.

Is an online porcha legally valid?

A certified copy ordered through the service is. A screenshot of a search result is not — that is a lookup, not a document.

What if the online record differs from my paper document?

Take both to the AC (Land) office for the area. Discrepancies between a digitised record and an older paper one are common and are corrected through an application, not by choosing the one you prefer.

Do I need an account to search?

Searching is generally open; ordering certified copies and applying for mutation require registration and payment.
