Land is listed in katha with the storey count and the units per floor, because that is what a plot is actually priced on; flats are listed by floor area and address.

Before you commit to a price

The paperwork is the part that decides whether a purchase holds. A registered deed transfers the property; mutation puts your name on the government's record, and it is a separate application afterwards. Confirm the khatian, the mouza map and khajna receipts from the record itself rather than from a photocopy, and have the chain of registered deeds read by someone who practises land law.
